Massachusetts Renters' Rights
Massachusetts renters are entitled to certain standards of habitability, as outlined in the 34-page Massachusetts Sanitary Code (105 CMR 410.000).
The code spells out minimum standards for various aspects of a rental unit, including:
- kitchen facilities
- bathroom facilities
- ceiling heights
- window size and location
- electrical outlets
- heating capabilities
- hot water requirements
- lead paint
- ventilation
- smoke and carbon monoxide detectors
If a tenant finds their unit doesn't meet these requirements, they have the right to request that their landlord remedy the issue within a reasonable period of time.
